The Park City’s real estate market is heating up in a way we haven’t seen in a decade and inventory of homes on the market is tight. If you’re thinking of making a move, now is the time to get your house on the MLS. We at Chin-MacQuoid-Fleming-Harris know there’s a lot to consider before you sell. We’d like to share some secrets to selling your home quickly that have proven true for every neighborhood and financial sector in PC.

The first impression is the only impression
You never have a second chance to make a first impression. No matter how good the interior of your home looks, buyers have already judged your home before they walk through the door. Spruce up your home’s exterior with shrubs and brightly colored flowers. You can typically get a 100% return on the money you put into your home’s curb appeal. Entryways are also important. You might be using it as a convenient place to stash your coat and keys. But, when you’re selling, make it welcoming by putting in a small bench or a vase of fresh-cut flowers.

The kitchen comes first
The kitchen is the most important room in your house. The benefits of remodeling your kitchen are endless, and the best part of it is that you’ll probably get around 85% of your money back. It may be a few thousand dollars to replace countertops where a buyer may want to knock off a significant amount to the asking price if your kitchen looks dated. The fastest, most inexpensive kitchen updates include painting and new cabinet hardware. Use a neutral-color paint so you can present buyers with a blank canvas where they can start envisioning their own style.

Updates that pay of
Quick fixes to your home before selling always pay off. Massive remodels, not so much. Do updates that will pay off and get you top dollar. Put a new fresh coat of paint on the walls. Clean the curtains or go buy some new ones. Replace dated door handles, cabinet hardware, make sure closet doors are on track, fix leaky faucets and clean the grout.

Cleanout the closets
Storage is something every buyer is looking for and can never have enough of. Take half the stuff out of your closets then neatly organize what’s left. Buyers will snoop, so be sure to keep all your closets and cabinets clean and tidy.

Light it up
Maximize the light in your home. After location, good light is the one thing that every buyer cites that they want in a home. Clean the windows, increase the wattage of your light bulbs and cut the bushes outside to let in sunshine. Anything you can do to make your home bright and cheerful will pay off.

Take the home out of your house
One of the most important things to do when selling your house is to de-personalize it. The more personal stuff in your house, the less potential buyers can imagine themselves living there. This includes family photos, memorabilia collections and personal keepsakes. Arranging your furniture to best showcase the floor plan and maximize the use of space. Consider hiring a professional home-stager to maximize the full potential.

Price it right
Find out what your home is worth by asking your Realtor to pull the most recent comparable sales.  The worst approach is to price it above the market, thinking you can always bring the price down. Many buyers won’t even want to look at a house with a price that seems unreasonable.
