Location

Deer Valley: There are four main areas that make up Deer Valley; Empire Pass (the top of Deer Valley, which is considered Upper Deer Valley), Upper Deer Valley (which is considered mid-mountain and Silver Lake area), Lower Deer Valley (Snow Park and surrounding residential area), and Deer Crest. These areas surround and are woven through the iconic Deer Valley Resort and are within 5 miles of Park City’s Historic Main Street.

Park City: Park City is made up of 5 areas; Old Town, Aerie, Thaynes, Prospector, and Park Meadows. These areas are located below or adjacent to Park City Mountain Resort and offer easy access to Deer Valley, Park City Mountain Resort, and Park City’s Historic Mainstreet.

Another area adjacent to Park City is the Canyons Base area. It is sometimes referred to as our third resort even though is a base area of Park City Mountain Resort. While outside of Park City boundaries, it includes the same housing types and amenities.

Housing Types

Deer Valley: The development of Deer Valley started around 1980, with Deer Valley Ski Resort Opening in 1981, so the age of properties in Deer Valley range from New Construction to homes built in the 1980s. Homebuyers in Deer Valley will find various properties, including luxurious ski-in/ski-out homes, mountain lodges, condominiums, and condo hotels such as St. Regis Deer Valley and Stein Eriksen Lodge and Residences. 

Many of these properties feature breathtaking mountain views, top-notch amenities such as transportation to anywhere within a 5-mile radius, private spas and fitness centers, and easy access to the ski slopes. 

Park City: Homebuyers in Park City will find single-family homes, condos, condo hotels, and townhomes. In addition to high-end homes and condos, you can find charming historic houses in the Old Town area (some dating back to the 1880s), contemporary townhouses, homes, condos, and townhomes. Park City offers a mix of residential areas catering to full-time residents and vacation homeowners.

Deer Valley: Renowned for its exclusive ski resort, Deer Valley offers a luxurious experience for homeowners. Deer Valley Resort® limits ticket sales, boasts impeccably groomed slopes, great food and dining experiences, a world-class ski school, daycare services, hiking, and biking trails, and excellent customer service. The resort provides ski valets and complimentary mountain hosts and does not allow snowboarders. It is owned and operated by Altera. 

Park City: Park City caters to people looking to enjoy amenities on and off the slopes year-round. Within Park City are two golf courses, cross-country skiing trails, paved and dirt trails for hiking, biking, and running. There’s also farmers markets, multiple concert venues, and more. Bustling Main Street featurwa a diverse selection of restaurants, bars, boutiques, and art galleries.

The city hosts the Sundance Film Festival, attracting filmmakers and celebrities from around the world. Snowboarding is permitted at Park City Mountain Resort. It is owned and operated by Vail. Park City residents love the ability to walk and bike around town all summer long. 

Costs

Deer Valley: Due to its exclusivity, on-mountain location, and ski-in/ski-out opportunities, it generally commands higher property prices than Park City. The real estate market in Deer Valley is competitive, with limited inventory and high demand. Homeowners can expect premium prices for prime locations, exceptional views, and ski-in/ski-out access.

Park City: Park City offers a wider range of price points. This makes it more accessible for a broader range of homebuyers. Pricing will vary based on location, size, and amenities, with properties in the historic Old Town area often commanding a premium due to their proximity to Park City Mountain Resort and Historic Main Street.
