Founded by ski industry visionary Edgar Stern in 1981, Deer Valley flipped the script on what a ski resort could be. The concept of a ‘luxury’ ski resort was non-existent before Deer Valley. And in the 45 years since its inception, we’ve seen Deer Valley continue to push boundaries and elevate the luxury ski resort experience.
Over that time, we’ve also seen Deer Valley expand its size and offerings. As a result, we’ve seen two distinct areas emerge: Old Deer Valley and New Deer Valley.
What is Considered Old Deer Valley?
‘Old Deer Valley’ refers to the core areas that comprised the first phases of Deer Valley. Essentially, Old Deer Valley is the original neighborhoods that served as the foundation for the community when it was first established.
The resort was master-planned to be a ski-in, ski-out, which is why most of the communities in Old Deer Valley are located higher up the mountain. Communities in Old Deer Valley include Upper Deer Valley/Silver Lake Village, Empire Pass, and Deer Crest, to name a few.

What is Considered New Deer Valley?
When someone refers to ‘New Deer Valley,’ they are usually talking about Deer Valley East Village—the resort’s extensive expansion project. Deer Valley’s expansion includes several components, including a new village, expanded ski terrain, new lifts, and more hotels.
Deer Valley East Village is located at the base of the mountain, and while the skiing is still excellent, there is much more of a ‘village’ vibe.
So, how can two areas so close together be different? Let’s take a closer look at the main differences between Old Deer Valley vs. New Deer Valley.
The Homes
With much of Old Deer Valley being built over 45 years ago, we’re looking at a pretty wide spread in terms of real estate. Old Deer Valley homes feature a diverse range of property types. Here you’ll find a mix of gated communities, single-family homes, condos, townhomes, and hotels. Many of these properties offer a traditional aesthetic with luxurious features and incredible views.
In addition to being, well, newer, Deer Valley East Village has a much more modern aesthetic. The homes here use modern materials with newer appliances and more modern features. While you might find some single-family homes and townhomes, there are far more stacked condos and hotel-style properties here. In general, properties in New Deer Valley command a higher price point than those in older parts of Deer Valley.

The Amenities
Old Deer Valley was built with a singular goal: to offer the most luxurious ski-in, ski-out experiences. While both areas have their share of world-class amenities, New Deer Valley has a more diverse focus.
Deer Valley East Village was designed to be a self-contained village where residents can find everything they need close to home rather than heading into Park City. So, although New Deer Valley is more expensive than Old Deer Valley, you’ll find more amenities here, including more restaurants, more retail stores, a ski school, more children’s programs, an ice-skating facility, office spaces for remote working, a conference center, and more.
Although both areas offer amazing year-round experiences, Deer Valley East Village has a greater focus on summer amenities, attracting year-round visitors with activities such as golf, hiking, biking, and water sports at the nearby Jordanelle Reservoir.

The Residents
Both Old Deer Valley and New Deer Valley attract affluent residents looking for luxurious vacation properties or investment opportunities. However, although you do sometimes find people with primary residences in Old Deer Valley, it’s much less common in New Deer Valley.
New Deer Valley residents tend to skew a bit younger than Old Deer Valley legacy residents. Deer Valley East Village has more kid-friendly features, making it ideal for families.

The Climate
It might be hard to believe, but there’s a big difference between the temperatures you’ll experience in Old Deer Valley vs. New Deer Valley. In many cases, New Deer Valley is 3-4 degrees colder, despite Old Deer Valley being located higher on the mountain.
Deer Valley East Village is essentially located in a bowl that holds the cold. If you think about Deer Crest’s elevated position, East Village is more of a sink, which leads to overall slightly colder temperatures.

The Infrastructure
In its 45-year history, Deer Valley has not only elevated the concept of a luxury ski resort, but it’s also pushed boundaries in ski tech and infrastructure advancements. Old Deer Valley might have a closer proximity to the slopes, but New Deer Valley more than makes up for it with state-of-the-art snowmaking technology and 16 new charlifts when the expansion is complete.
The new snow-making process not only makes snow faster and on a greater scale than current standards, but it also makes snow at higher temperatures. East Village’s unique ‘bowl’ base also holds cold—and therefore, snow—quite well!
