If you’re not used to buying and selling real estate every day, some of the steps involved might come as a surprise, especially if you’ve been out of the market for a few years. When it comes to the transaction itself, here are a few questions you should clear up:
What are the Costs Associated with Selling?
The adage, “you have to spend money to make money,” is true in real estate. It’s a fact that there may be some fees associated with selling your home. From utility and tax prorations, repairs, legal fees, and more. You should have a good understanding of the associated costs.

What are Your Commissions?
Realtors work on commission. That means we are paid a percentage of your home sale for the services we provide. However, commission is not just an arbitrary fee. It covers our upfront costs and the work that goes into your marketing, negotiating, showings, and more. Be wary of an agent who can not clearly explain their commissions. Transparency is key here!
How Do Commissions Work? When you sign a listing agreement or a buyer-broker agreement, you are entering into a contract with the agent’s brokerage, in our case, Berkshire Hathaway HomeServices Utah Properties. The brokerage then receives the brokerage fees (commission) and shares a portion with the agent.
Do I Need to Have an Open House?
You don’t need to have an open house. In fact, for some listings, we may even recommend not having an open house in favor of private showings instead. However, in some cases, an open house can be extremely beneficial. It all comes down to the unique listing strategy. An agent who has a blanket answer for this may not be putting as much thought and consideration into your strategy. It all comes down to the home, the market, the prospective buyer, and more.
Depending on your home, it might even be more beneficial to sell your home off-market.
Do I Need to Put a Sign on My Lawn?
There’s no state law that says you must put a For Sale sign on your lawn. If privacy and discretion are a concern, we understand you may not want one. However, there are definite advantages to having a sign outside. If your property is in an area with heavy foot traffic, a sign could get more eyes on the property. If your home is in a remote area, it might not be as important.
Keep in mind, some communities, particularly those with HOAs, may have rules about For Sale signs when selling your home.

It’s often part of the negotiation process, and it’s important that your Realtor has experience working with management companies to make sure all obligations are satisfied.
What Do I Do About My Upcoming Vacation?
What if you are planning a vacation while your home is listed? The best course of action when selling a vacation property is to leave it vacant, which makes it easier to schedule showings. However, if you are already planning one final trip before the property sells, your agent should be clear about expectations and what they need to ensure minimal disruption to the listing process while you’re using the property.
